**Home Equity Line of Credit- Important Information

Offer valid on new HELOCs up to $200,000.00 secured with owner occupied, one to four family primary residence with a maximum Combined Loan to Value (CLTV) of 80%. Closing costs are paid by the bank and subject to repayment should the HELOC be closed within the first three years. If a Full Appraisal or Full Title is required, the borrower must pay those fees as they occur (i.e. Loan amounts greater than $175,000 require Full Appraisal; Loan amounts greater than $175,000 require Full Title). An initial disburse of $10,000 will be required at closing to be eligible for this introductory rate. Property insurance required. Borrower is responsible for flood insurance if applicable. This HELOC promotion is available for a limited time only and may be withdrawn or changed at any time. Offer subject to credit approval. Effective as of 02/10/2025 the Annual Percentage Rate (APR) for our Home Equity Line of Credit (HELOC) promotion is 4.50 % for the first 6 months, serving as an introductory rate. This introductory rate will adjust based on the Wall Street Journal Prime Rate, currently at 7.50 % as of 12/18/2024 minus 3.00%. Following the initial 6-month period, the rate will adjust based on the Wall Street Journal introductory Prime Rate, currently at 7.50% as of 12/18/2024. The Home Equity Line shall have an interest rate floor equal to 4.00% APR and an interest rate ceiling of 16.00% APR.
The APR calculation shown is based upon a Home Equity Line of Credit in second lien position with a 10 year draw and interest only period followed by a 15 year amortizing repayment period, in the amount of $50,000, using the Prime Rate (currently 7.50%) as published in the Wall Street Journal, on a single-family, primary residence with an 80% combined loan-to-value, minimum borrower credit score of 720 with no points. The Home Equity Line shall have an interest rate floor equal to 4.000% APR and an interest rate ceiling of 16.00% APR. Your payment schedule would be 120 payments of $354.17, 179 payments of $492.37 and 1 payment of $492.25. The rate of interest shall change as the Prime Rate changes. The Prime Rate is not necessarily the lowest rate of interest charged by the bank to its most favored borrowers. The rate and APR displayed are subject to change at any time. Your rate cannot be determined until you have applied for and been approved for a loan. A mortgage loan consultant will review and provide you with the terms, conditions, disclosures, and additional details on the interest rates that apply to your specific situation. If an escrow account is requested or required, the actual payment schedule will also include amounts for real estate taxes and homeowner's insurance premiums.
